Homewood Grove, Chertsey Retirement Village

The Goal

Homewood Grove is a newly built luxury retirement village consisting of 116 apartments on a 4.7-acre brownfield site in Chertsey, Surrey. Developed by Rangeford Villages with Willmott Dixon as the lead contractor, the project includes extensive communal facilities such as a wellbeing centre, gym, dance studio, bistro, and café bar.

From the outset, sustainability was central to the development. Each apartment was designed to operate with an all-electric heating and hot water solution to reduce carbon emissions and deliver stable, energy-efficient comfort. A key part of this commitment was the choice of underfloor heating, ensuring both low running costs and enhanced living comfort for residents.

Heatcom’s Solution

Heatcom worked closely with project engineers, specifiers, and installers for more than a year to design a heating system that met all client requirements. The solution was a bespoke in-screed underfloor heating system, optimized for ultra-low output to maintain stable room temperatures while keeping the site’s overall electrical load within limits.

To streamline logistics, each apartment was supplied with a complete heating package in a single delivery box. User-friendly controllers were selected to provide residents with simple, intuitive heating control.

A critical innovation was the redesign of the installation method: instead of multiple screed pours per apartment, the system was adapted to allow a single pour before stud walls were installed. This reduced costs, simplified scheduling, and accelerated the build program.

The Result

Heatcom’s custom-designed in-screed cables and unique fixing method enabled quick installation and significant savings in both time and costs. The systems were successfully commissioned and have since operated faultlessly across apartments, the swimming pool, and communal areas.
