Linden House is a high-end residential conversion in the centre of Horsham, West Sussex. The former council headquarters — a Portland Stone office building — was redeveloped by F3Group into 63 luxury apartments, with an additional roof extension providing 12 more units.
The developers required a whole-home heating solution that worked across multiple floor finishes, kept build height low, and delivered efficient, comfortable heating suitable for premium residential interiors. With hardwood, carpet and porcelain tiles throughout the building, flexibility and performance were essential.
Through our subsidiary Heatmat, Heatcom Group supplied and supported the installation of a full-building 160 W/m² electric underfloor heating system.

Heatmat’s technical team worked closely with F3Group for more than a year, adjusting the heating specification as materials changed and the project evolved. Multiple site visits ensured that the installation met the performance expectations and layout requirements of the new apartments.
The system acts as the sole heating source for all properties, providing quiet, invisible heat ideal for premium living spaces.
The finished heating system delivers warm floors throughout every apartment and provides consistent, efficient heat across varying floor types.
The insulation layer improves energy efficiency, reduces warm-up times, and contributes to a comfortable environment for residents.
With a GDV of £17 million and high buyer demand, the heating system forms part of the building’s premium quality specification — supporting the conversion’s market appeal.
